Homeowners Property Management, Inc. started out as a rental department in 1976 at Homeowners LTD, a real estate sales company established in 1951. As the demand for rental properties grew and the availability of homes from the sales side of the business increased, it was determined a rental department would be needed to provide full property management services. The rental department became its own company, separate of the sales company, and has continued to grow reaching over 1000 homes actively managed in 2014.


The company was sold in 2012 and at that time specialized in several real estate management services: residential, associations, and commercial property management.  


A decade later, in 2022, the company was sold again. The Homeowners Property Management team and staff continue to serve Fayetteville and the surrounding area with premier, full-service property management that includes tenant screening and placement, managing collections, inspections, maintenance, legal compliance, and more.

  • How do I rent a home?

    Each home and condo rental listing has a page on our site with photos, virtual tour, driving directions, and more!


    To visit and walk through a selected available rental property, just come to our office or call us at (910) 867-0551 for information. WE EXPERIENCE A VERY HIGH CALL VOLUME daily (more than can be physically answered by staff for every call), so we recommend leaving a voicemail and allow our Leasing Staff up to 24 hours to respond to your inquiry as we do return all calls.


    Please do not take it upon yourself to visit any property prior to an Available Date shown on the rental listing as these properties are currently Tenant occupied and it would be “Trespassing” on your part for being there. Walking around the property or looking in the windows during this time is not the best plan and could lead to a confrontation or legal situation for you.

  • What can I expect from the rental application process?

    Each adult who will occupy the property must submit a complete application and fee, to include married couples. The application fee (per adult) is non-refundable as it covers the application process fees and must be paid, regardless of whether your application is approved.


    In the application process for each tenant, we verify the following:

    – Credit report

    – Criminal background

    – Prior evictions

    – Rental history

    – Income and employment verification

  • How do I submit an application for any of our listed rental properties?

    1. Complete our online rental application directly from any property listing you are interested in renting or Print Application (PDF) and bring to the office, you must include a separate Residential Verification Form (PDF) for online and printed applications. It is recommended that you check with our Leasing Division to see if there is an application on the property that is currently processing. HPM does not remove a property until it has a signed lease. This way you will know if there are any applications (processing or approved) on that property to help you determine if you want to submit an application on that property at this time. Review our Application Policy (PDF).
    2. Pay an application fee of $85.00 for each adult (over the age of 18) who will occupy the property. The application fee may be paid online with credit card or with a money order/cash in office, no personal checks accepted. The application fee is non-refundable. We cannot process your application until we receive the application fee.
    3. Applicants must be able to prove a monthly gross income equal to 3 times the monthly rent. Proof of income will be needed for all parties on the application. Pay check stubs equivalent to 1 month of income will be used for proof. Only retired individuals can use most recent bank statement showing their government electronic deposits, i.e. social security, etc. as you will not have pay stubs. Individuals will need to qualify separately; married couples can combine their income. Applicants must have at least 1 month of verifiable income.  Unemployment checks cannot be used as income.
    4. A copy of ID (Driver’s License) is required for all applicants. Applicants must be able to show a Social Security Card (SSN) with their name on it and/or a payroll check showing name and SSN number. Other acceptable ID: Birth Certificate, Passport, or a Concealed Carry Permit. If applicable, a current and original Power of Attorney (POA) must be presented when signing Rental Agreement for another party.
    5. If you are renting a property without visiting the property first a Sight Unseen Addendum (PDF) must be signed and provided before a Residential Rental Contract will be signed by Landlord.

    A property will remain listed and available for rent until your application is marked as approved. If approved, you have 3 business days to secure the property before HPM will process any other applications for the property. Property is secured by signing a lease to begin tenancy for a future date agreed upon. HPM does not “hold” properties, so if no action is taken by you within the 3 business days you could lose your application position on that property.     As a tenant, there are no surprises in dealing with Homeowners Property Management. You are welcomed with a tenant manual that outlines how to interact with us, to include everything from move-in to move-out. 


  • PetScreening Process

    Welcome to Homeowners Property Management! We strive to provide mutual accountability and responsibility for the benefit of all our residents. It’s imperative that ALL our residents fully understand and acknowledge our pet and animal-related policies. This ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.  


    We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. All applicants should complete a Pet, No Pet, or Animal Profile.


     IF PROPERTY ALLOWS PETS - there will be a minimum non-refundable fee of $250.00 per pet and this is determined by your pets Paw Score. You must include a photo of each pet. HPM considers Dogs, Cats, Birds, Fish, Lizards, Snakes and any other living vertebrate as a pet.

    • No Pets:  This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process.    Start Here
    • Household Pets:  This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets.   Start Here
    • Assistance Animals:  This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request.    Start Here

  • How do I pay rent?

    • You can pay rent online through the tenant portal. 
    • Mail or come into the HPM office. Rent is due on 1st day of each month and is officially late after 5pm on the 5th, includes by 5pm if the 5th is on a weekend or holiday. After 5pm on 5th of month only forms of payment accepted are:
      money order, or bank check (no personal checks.)

    Una propiedad permanecerá listada y disponible para alquilar hasta que su solicitud se marque como aprobada.     Calificar como inquilino u ocupante


     - El individuo debe calificar individualmente para que la propiedad aparezca como inquilino en el Contrato de alquiler residencial 

    - El ingreso bruto mensual debe ser igual a 3 veces el alquiler mensual de la propiedad 

    - Si un individuo no puede calificar, entonces ese individuo debe figurar como ocupante permitido

    - Para que un esposo y una esposa puedan utilizar ingresos combinados, ambos deben calificar como inquilinos (verificación de antecedentes completa)


    Marido y mujer, ambos deben calificar para figurar como inquilinos. Si uno no califica, entonces uno de los cónyuges debe calificar individualmente como inquilino (financieros y antecedentes) y el otro solo figurará como ocupante permitido.


    Las personas que viven con varios solteros deben calificar individualmente para figurar como inquilinos. Si no califican, deberán figurar como ocupantes permitidos únicamente. Los inquilinos enumerados asumen la responsabilidad de todos los demás solteros enumerados como ocupantes permitidos.

    - Los pisos múltiples deben ser aprobados por el propietario (dueño de la propiedad) y no por HPM.


    Inquilino definido: individuo responsable del período de arrendamiento y de todos los términos indicados en el Contrato de alquiler residencial. El inquilino también es 100 % responsable de la obligación financiera del contrato de arrendamiento y responsable de todos los demás ocupantes permitidos.


    Ocupante permitido definido: la persona figura en el contrato de arrendamiento, pero no es un inquilino con obligaciones financieras o de otro tipo. Esta persona no puede realizar ningún negocio de arrendamiento durante el plazo del arrendamiento; solo los inquilinos enumerados tienen esa autoridad. Un ocupante permitido solo tiene presencia en la propiedad debido a los inquilinos enumerados. Si los inquilinos enumerados se van o son desalojados, todos los ocupantes permitidos están incluidos en esa acción y también deben desalojar la propiedad.


    Solicitud aprobada

    - HPM no aceptará ninguna solicitud adicional sobre una propiedad por un total de 3 días hábiles después de una fecha de notificación aprobada con el solicitante, es decir, notificación del lunes, no se aceptan solicitudes hasta el viernes.
